Is the payment the real question?

A lender does not ask whether you can afford $5,286.03 a month. It asks whether the business can — after paying someone to run it, keeping the equipment working and funding working capital — with room to spare. That is the coverage test.

The SBA rules that bound this loan

From the primary documents, read September 23, 2026.

Maximum interest rate
A variable-rate 7(a) loan may not exceed the base rate (Prime, or an SBA-approved alternative) plus a spread that narrows as the loan grows: 6.5 points up to $50,000, 6.0 up to $250,000, 4.5 up to $350,000 and 3.0 points above $350,000 (13 CFR 120.214). Fixed-rate caps are published separately each month.
Maximum term
Ten years for proceeds that buy a business — goodwill, working capital, equipment. Only the portion that buys real estate can run to 25 years; under SOP 50 10 8.1 a mixed loan blends the two on a weighted basis, and no 7(a) loan may carry a balloon.
Guaranty fee
Charged upfront on the guaranteed portion (85% of a loan up to $150,000, 75% above): 2% up to $150,000, 3% from $150,001 to $700,000, and above $700,000, 3.5% on the first $1,000,000 guaranteed plus 3.75% beyond it — FY2027 (loans approved October 1, 2026 – September 30, 2027). Waived in FY2027 for manufacturers, food-supply-chain and rural businesses borrowing $700,000 or less. The lender also pays a 0.55% annual service fee it may not pass on.
Loan size and equity
Up to $5,000,000 per borrower. A complete change of ownership needs at least 10% of total project cost injected by the buyer; a seller note counts toward it only on full standby for the life of the loan, and for at most half of the requirement.
What the SBA does not publish
A payment or coverage calculator. SBA publishes the rules and a guaranty-fee calculator. This page applies the rules; a lender applies judgment.

The payment is half the question

A lender approves a loan on whether the business can carry the payment with room to spare, not on whether you can. That test — cash flow after a market salary, maintenance capital and working capital, divided by the payments, against a 1.25× floor — is the DSCR calculator. The full analysis adds the price against closed comparable sales, the returns, and a plain verdict. Both are free.

Questions

How is the monthly payment calculated?

As a standard fully amortizing loan: a level monthly payment at the annual rate divided by twelve, over the term in months, so that the balance reaches zero with the last payment. It is the same formula a spreadsheet’s PMT function uses, and the same one FLYNTO’s full analysis charges an SBA loan with.

What interest rate should I enter?

The rate your lender quotes. SBA caps what a lender may charge on a 7(a) loan at a spread over the base rate — Prime plus 3.0 points for loans over $350,000, with wider spreads allowed on smaller loans (13 CFR 120.214). Many 7(a) loans are variable and reset quarterly, so the payment you see here is the payment at today’s rate.

What loan term can I get?

Ten years is the maximum when the proceeds buy a business (goodwill, working capital, equipment). Only the part of a loan that buys real estate can run to 25 years, and under SOP 50 10 8.1 a mixed loan blends the two on a weighted basis rather than taking the longer term whole.

What does the SBA guaranty fee cover, and who pays it?

It is SBA’s upfront charge for guaranteeing part of the loan, calculated on the guaranteed portion (85% of a loan up to $150,000, 75% above) on a tiered schedule set each fiscal year. The borrower pays it, usually by financing it into the loan. A separate 0.55% annual service fee is paid by the lender and cannot be passed on.

Does a lender approve a loan on the payment alone?

No. The payment is one side of the coverage test; the other is what the business earns after a market salary for whoever runs it, maintenance capital and working capital. SBA’s rules for a first-time buyer’s acquisition require that cash flow to cover the payments 1.25 times over (SOP 50 10 8.1, loans numbered from October 1, 2026). The DSCR calculator on this site runs that test.
