Financials
The numbers.
We normalize the seller’s numbers into debt service, valuation, returns, and downside risk.
Seller’s Discretionary Earnings: profit plus the owner’s salary and discretionary add-backs.
Add-backs a lender may reject. Knowing them gives an Underwritten figure; otherwise pick a confidence factor.
Operating Assumptions
The operating cuts.
How we turn the working SDE into cash available for debt service — operator pay, maintenance CapEx, and working capital.
The market salary to run this business — your own draw or a hired manager. We grow it 3%/yr.
Loan Structure
SBA 7(a) Terms
FLYNTO uses standard SBA 7(a) loan parameters. Sensitivity analysis in your report will show how different structures affect the deal.
This changes which return the analysis measures, not the business itself. A 5-year exit is scored on the sale; a 10-year hold is scored on the cash it pays you. The same deal can read differently across the two — that divergence is the point.
The 10% seller note can be paid down from Year 1, deferred, or held on full standby until you sell. This is the one structure term you choose; it changes your debt coverage and your return.
